The Project, a 13-story, core and shell general office building for a multi-tenant occupancy, is the first speculative high-rise office building to break ground in Denver Technological Center since the mid-1980’s. Typical floor sizes are approximately 25,000 g.s.f. with a total square footage of approximately 325,000 g.s.f. The first, second, twelfth and thirteenth floors have been setback and will have slightly smaller floor sizes. The superstructure for the building will be steel, including a braced frame core. The skin of the floor building will be predominately glass, in an aluminum curtainwall system. Vision glass will be floor to ceiling to take advantage of western views to the mountains. Precast (or stone) spandrel panels occur on three sides of the building. Five-(5) traction elevators will serve the building, one acting as a swing-service cab. The mechanical system includes a rooftop penthouse and cooling towers, and floor by floor air handling units with DX compressors. The emergency generator is located in the adjacent precast parking structure.

The expedited schedule, along with the allotted time frame to complete the site work are huge hurdles to overcome. Large pieces of equipment required for the job as well as the variety of materials going in and out of the building impose restrictions.

The design includes a four level open parking structure (3 levels are structured and one is on grade). The parking structure contains approximately 582 spaces and has been designed to be expanded horizontally to the south and vertically by 2 levels. The structure is constructed of precast concrete with architectural precast cladding. It will not be sprinkled or mechanically ventilated.

The site is approximately 10 acres. It has three primary and one secondary access points. The site has surface parking for approximately 458 cars with the remaining area being a combination of hardscape and softscape elements.
