The High Pointe project is a design-build, core and shell, office building and parking structure located at lot 2, block 2, Greenwood Plaza South, Arapahoe County, Colorado. The office building consists of five floors and a mechanical penthouse to service the three elevators. The office building is designed with 128,693 sq. feet of tenant space and will be fully sprinkled. The electrical service will be 4000 Amps at 277/480 volt, 3 phase, 4 wire to a four-section main distribution board. Distribution to panels at each floor will be via a 3000 Amp 277/480 volt 3 phase 4-wire bus duct that will extend vertically from the main distribution board to a sub distribution board on the 5th floor. Distribution to the roof top units and elevator equipment will come from this distribution board. The office building will be protected by an addressable fire alarm system designed by Simplex and have a secured entrance. The parking structure will provide approximately 95,000 sq. feet of parking on five separate levels. The structure will have one elevator and a gated entrance.
Site lighting will include 16 pole lights and a group of eight bollards at the entrance of the office building. Up-lighting will be installed at the base of the trees to accent the landscaping.
The contract for the project is with Hensel-Phelps Construction in the amount of $830,000.00.
The anticipated completion date for this project is April 30, 1998.
